Yards and Landscaping

Imperial's landscaping is managed by Smiler Landscaping, but there are still some responsibilities for residents.

Watering

Parts of the property are serviced by a sprinkler system, but individual yards and areas between driveways are not. In order to keep the trees and other plants healthy, please ensure you are watering during the hotter and dryer times of the year.

Yard Maintenance

Smiler Landscaping services the properties on Tuesdays. Please ensure your yard is clear of any objects and that in the case you have a dog, any and all feces is cleaned up. Smiler Landscaping will not service yards that haven't been prepared for their arrival.

Special Notes from Smiler Landscaping

  • Mowing and trimming of all lawns happens bi-weekly starting in March, weekly April - September, and bi-weekly October - November
  • Power edging of walks, curbs and bed edges every second cut
  • Cultivation and aeration of beds: Entrance Area Beds (Weekly); Other Common Beds (Once a month on a continuous rotational schedule)
  • Deep edging of bed/lawn borders and tree circles: February and during year as required
  • Smiler Bags will be provided for owners or tenants (Green garden waste only, to be put out curbside on our service day for pickup)
  • Prune shrubs and groundcovers to control direct growth and to enhance appearance, function and health of plant material: January to March; August to October Timing dependent on species
  • Prune trees to remove dead, injured, diseased and suckering material and to direct growth away from buildings and correct structural weakness: January and February Up to 15 feet in height
  • Shear Cedar and Yew Hedges: Winter
  • Raking, blowing and removal of leaves from beds, lawns, walks and roadways: Weekly
  • Collect litter from landscape surfaces: Bi-weekly
  • Winter Leaf Clean Up: Our staff will try to clean up the bulk of leaves in most areas weekly. Large amounts of leaves are piled ready for the vacuum truck, usually picked up the same day depending on weather. When all the leaves have fallen, a complete cleanup is undertaken.
  • Application of vegetation control to weeds and grass growing in sidewalk, pavers and roadway cracks: As needed

Alterations

As yards are limited common property, any alterations must be approved by the strata council. Please see the Alterations page for more details.
