Nestled on a sprawling six acres and surrounded by snow-capped mountain views, The Imperial is believed to be one of the finest townhome communities in South Surrey or at least on Mountain View Drive.
Imperial's landscaping is managed by Complete Landscape, but there are still some responsibilities for residents.
Parts of the property are serviced by a sprinkler system, but individual yards and areas between driveways are not. In order to keep the trees and other plants healthy, please ensure you are watering during the hotter and dryer times of the year.
Complete Landscape services the properties on Fridays. Please ensure your yard is clear of any objects and that in the case you have a dog, any and all feces is cleaned up. Complete Landscape will not service yards that haven't been prepared for their arrival.
Lawns will be mowed weekly or bi-weekly as per the schedule. Garden beds will be detailed (weeded, raked out and pruned) a minium of once per month. Maintenance includes the trimming of shrubs during their specific pruning season.
Landscapers on site perform lawn mowing, weed eating, blowing, pruning and trimming of shrubs and hedging. Gardeners complete detailed gardening in all common gardens and all units unless otherwise indicated. If homeowners wish to maintain their own garden please indicate areas with a visible white stake. White stakes can be provided. Complete Landscape will remove any green waste collected by homeowners if it is placed in compostable bags and placed out on the road on service days. Complete Landscape reserves the right to leave behind bags that contain garbage or that are not compostable.
The landscape crew works throughout the year. Seasons such as spring and fall are considered to be the busy seasons for our maintenance program. During these periods the man-hours on site are higher ensuring all work that is priority is completed to the best of our abilities. During the summer and winter months, man-hours may be lower. During the summer months, it may be necessary to cut the lawns on a bi-weekly program.
As yards are limited common property, any alterations must be approved by the strata council. Please see the Alterations page for more details.
